New homes snapshot: Empty three-bedroom / two-baths abound in East Garfield Park

A couple years ago, the Yo staff dedicated a week of coverage to East Garfield Park. Staff writer Mark Dalton recounted a conversation he had with two real estate agents, who told him the area was “a hot neighborhood,” ripe for “development and gentrification” and “strong appreciation.” Joe Zekas countered that East Garfield Park was “flat on its back, and barely twitching,” due to the lack of “viable institutions that have a stake in revitalizing the area.”

According to the MLS, there are still a number of new-construction homes sitting unsold in the neighborhood (an area bounded by the Metra tracks to the north, Rockwell Street to the east, Arthington and Taylor streets to the south, and Hamlin and Independence boulevards to the west). Two-bedroom condos are the most plentiful in East Garfield Park, but most are consolidated in a single development, a large graystone conversion at 2650 – 2658 W Washington Blvd.

Take that project out of the equation, and you start seeing a whole lot of new-construction three-flats with one or more unsold three-bedroom / two-bath units.

By my count, 14 three-bedroom / two-baths in nine different developments are still for sale within the boundaries of East Garfield Park. They range in overall price from the $170s (at 2923 W Arthington St) to the $350s (3103 W Flournoy St).

Among the listings that include floor space are sizes ranging from approximately 1,300 to 1,800 square feet, or prices per square foot of $132 to $182. (The median listing price per square foot for condos in East Garfield Park is $153, according to Redfin.)

  • 2650 West Washington, 2650 W Washington Blvd: 14 two-bedroom / two-baths with 1,450 to 1,600 square feet listed in the $190s to $240s, or $137 to $172 a square foot.
  • 2805 West Warren, 2805 W Warren Blvd: One 1,700 square-foot three-bedroom / two-bath listed in the $300s.
  • 2854 West Van Buren, 2854 W Van Buren St: One 1,800 square-foot three-bedroom / two-bath listed in the $280s, or $158 a square foot.
  • 2923 West Arthington, 2923 W Arthington St: One 1,300 square-foot three-bedroom / two-bath listed in the $170s, or $138 a square foot.
  • 2953 West Fulton, 2953 W Fulton St: Three 1,520 square-foot three-bedroom / two-baths listed in the $200s to $230s, or $132 to $151 a square foot.
  • 3043 West Washington, 3043 W Washington Blvd: One 1,400 square-foot two-bedroom / two-bath listed in the $210s, or $157 a square foot.
  • 3103 West Flournoy, 3103 W Flournoy St: One three-bedroom / two-bath listed in the $350s.
  • 3700 West Lexington, 3700 W Lexington St: Three three-bedroom / two-baths listed in the $320s to $340s.
  • 3702 West Lexington, 3702 W Lexington St: Two three-bedroom / two-baths listed in the $320s and $340s.
  • 3704 West Lexington, 3704 W Lexington St: One three-bedroom / two-bath listed in the $330s.
  • Heritage Homes of West Village, 801 S Kedzie Ave: One 1,697 square-foot two-bedroom / two-bath condo listed in the $270s, or $165 a square foot; seven 2,258 square-foot two-bedroom / three-bath townhomes listed in the $350s, or $156 a square foot; one three-bedroom / two-bath condo listed in the $220s; four 1,834 square-foot three-bedroom / two-bath townhomes listed in the $330s, or $183 a square foot; and two three-bedroom / 2.5-bath townhomes with 1,520 to 1,754 square feet listed in the $280s to $310s, or $180 to $191 a square foot.
