New to market: 2353 West Belden

While passing through Bucktown this morning, I noticed this new brick and cement development at the corner of Belden and Western avenues. Were it not for the banners advertising the “luxury residences” within, I might have mistaken the building for a new bank branch, which, coincidently, is exactly what will occupy the ground-floor retail space, according to Michael Downing from Jameson Real Estate.

2353 West Belden renderingDowning says marketing for the five-unit building won’t begin until after next week’s grand opening party, which will be held from 5 to 7 p.m. next Thursday. So far, just two homes from the project have been posted on the MLS, and they both have three bedrooms and two baths.

The first home, unit 2S, is priced in the $450s, which is the least expensive home in the building, and the other, unit 4N, which is priced in the $540s, is the most expensive unit in the place. All five of the homes in the elevator building will have 1,500 to 1,600 square feet of living space, and the top-floor units will have 12- to 13-foot ceiling heights.

Downing describes the development as “traditional,” and he says the homes will feature crown molding, body sprays and stone tiles in the baths, and the requisite combination of granite countertops and stainless-steel appliances. Downing says all of the homes will be ready for delivery within 30 days.
