Open house review: nice finishes, awkward layout at 5838 N Glenwood Ave

Over the weekend I stopped in at 5838 N Glenwood Ave, a condo conversion next door to the Ardmore Academy Rowhomes, a development I toured earlier.

The second-floor model at 5838 N Glenwood is long and narrow, with living space at the front, bedrooms and baths in the middle, and a kitchen and small eating area at the back. The living area benefits from half a dozen windows, which give the space an open, airy feel. A gas fireplace with a marble surround anchors the room.

The kitchen has lovely finishes – countertops and backsplashes in a whitish stone complement sleek black cabinets with chrome pulls. And a bathroom with upgraded finishes has stone tile all the way to the ceiling – a nice touch.

I wonder, though, about the overall layout. The space seems to have been divided oddly. The hallway leading from the front of the back of the unit is narrow – so narrow I’m not sure two people could pass each other comfortably. The kitchen is separated from the breakfast nook by a wall lined with cabinets, which left both spaces feeling cramped.

The master bedroom has a small, triangular nook divided from the rest of the room by a partial wall. The floor plan calls that space a walk-in closet, but the odd shape doesn’t seem as if it would hold many clothes.

A second-floor condo and a third-floor condo, both with two bedrooms and two bathrooms, remain for sale at 5838 N Glenwood. Glynnis Johnson, of Sudler Sotheby’s International Realty, has them priced at $354,900 and $364,900, respectively. Parking is included.
