Parking comes separately for $3.95M Gold Coast penthouse

Speaking of Astor Street, there’s more to the Gold Coast co-op market than just the stately high-rises of East Lake Shore Drive. The 1200 block of Astor has two vintage co-ops of its own, one at 1209 and another at 1260.

Three homes are for sale at 1209 North Astor, a 14-story, 30-unit building dating back to 1926, including a 4,100 penthouse priced at $3.95 million. If you think parking just gets thrown in like lagniappe at prices like that, think again: “Parking available to purchase separately,” says the listing from Linda Shaughnessy of Baird & Warner.

Monthly assessments are $4,726 and cover heat, water, common insurance, door staff, scavenger, and snow removal. 2008 taxes were $17,842. The home was listed in May at $4.3 million and dropped to its current price in October.

Judging from other listings, the building allows 80% financing. Four units have sold in the building in the past three years, at prices ranging from the $760s to $1.19 million, or an average of $360 a square foot. The other two units currently for sale are a 2,900 square-foot four-bedroom priced at $1.2 million and a 2,500 square-foot three-bedroom priced at $1.1 million.
