Pre-construction sales underway at Landmark Court on Cottage Grove

We posted not long ago about The Shops and Lofts at 47, one of several mixed-use projects planned as part of The Grove, a shopping district meant to transform North Kenwood’s largely residential Cottage Grove Avenue into a thriving commercial corridor. Yo learned recently that sales are now underway at Landmark Court, a mixed-use project from developers Art Gurevich and Mark Boldun that will occupy two sites at 4501 and 4510 S Cottage Grove Ave.

The seven-story building at 4501 S Cottage will include 80 custom-built condos and 22,630 square feet of ground-floor retail space intended for franchise businesses such as Bed, Bath & Beyond and Barnes & Noble. The custom design of each unit is a trademark of the Boldun style, according to Sybil Martin, an agent with Coldwell Banker Residential Brokerage, which is marketing the project.

Prospective buyers of the two- to three-bedroom, two-bath units, priced roughly from $225,000 to $400,000, can choose from a variety of home designs. Features include hardwood floors, garage parking and decks, as well as laundry hook-ups. Residents will also have access to bike rooms, storage and exercise facilities. So far, with sales open for only a week, 10 units have been sold at the 4501 location, Martin says.

The five-story building at 4510 S Cottage Grove is not yet on sale. Martin says it will have more commerical space and only 25 units, all of which will be custom-built and similar in style to the 4501 building.

First occupancy at Landmark Court is slated for spring 2008.
