Sales update: Slow times at Jackson Square

Sure, we haven’t kept up with every sale and price adjustment at Jackson Square at West End, but if it makes you feel any better, it doesn’t sound like we’ve missed too many milestone moments over the past year or so.

“There’s really not a lot to report,” says Brian Caron of AMS Realty, the marketing company for the big mixed-income development at the corner of Jackson Boulevard and Western Avenue. Traffic has been slow at the project, he says, and AMS has pared the sales center’s hours back to just noon to 4 p.m. on Saturdays and Sunday. (The office had been open on a couple of weekdays as well, according to the development’s Web site.)

Plenty of two- and three-bedroom condominiums are still available and ready for immediate delivery. Most are duplexes, which Caron sees as one of the homes’ biggest selling points.

Caron says the units have most of the same kinds of finishes buyers see in other new-construction projects these days: hardwood floors, stainless-steel appliances, and in some cases, granite countertops. Each unit has a balcony or deck per floor plan and comes with one garage space.

Prices range from the $230s to the $370s; Caron did not know whether that range differed from the asking prices from last year, before he started marketing the project, but they seem in line with what we’ve reported before.

Although Jackson Square at West End was planned as a 780-unit, multi-phase project, no new construction is commencing at this time, a fact Caron attributes to market conditions and the development’s standing inventory.
