Sales have reached the 40 percent mark at JFJ Developments’ Superior 110, according to Greg Eldridge, an AtProperties agent who is marketing the project. The glass-and-steel tower, rising in River North, is scheduled to be completed in late 2008.

Hartshorne Plunkard Architecture‘s design features 27 floors with only 62 units – a relatively small number for such a tall building. Around half the floors have four units per floor, and the remaining floors have only two units. This means each condo has at least a corner exposure, if not a three-sided one, Eldridge says. The floor-to-ceiling windows are designed to maximize the views.

Many of those views are unobstructed, since Superior 110 is taller than many of its neighbors. Buildings above 14 stories are fairly rare in River North, Eldridge says.

To combat the relatively featureless views to the west, the architect skewed the western half of the building farther north than the eastern half, which gives the northwest units a three-sided view that encompasses the city skyline.

Inside, the one-, two- and three- bedroom condos feature stainless steel appliances, stone countertops, hardwood floors, recessed lighting, security systems and 42-inch plasma-screen TVs.

The half-floor units also include upgraded appliances and cabinetry, allowances for closet and electronic upgrades, and 1,400 square feet of private outdoor space.

The building’s amenities include fitness and business centers, a 24-hour door staff and a landscaped dog run on the 26th floor. Parking is available for between $40,000 and $48,000.

Prices range from the low $500s to just over $1.5 million.
