Signs of life on the frontier?

The Yo office is just three blocks south of Chicago Avenue in River North, and we regularly pass by the southern border of Cabrini-Green on our way to pick up the Yo-mobile. For months, we’ve kept an eye on this lonely red-brick building at 825 N Hudson Ave, in-between a couple of Cabrini’s mid-rises and right across the street from its rows of low-rise homes. There was a phone number on the building’s tattered ad banner, but I don’t think any of us ever got through to anyone on the other end.

There still isn’t a lot going on at The Hudson, as it was once (and may still be) billed, but its developer isn’t ready to cede the building to our dust-bunny bin just yet. Mark, ever the observant one, noticed a new banner on the building the other day. It looks like Nancy Hearon and Janet Fitzpatrick of Koenig & Strey GMAC Real Estate are trying their hands at selling these homes. The project will even have its own Web site, although the link is pretty darn dead at the moment.

Thanks to the banner, we know a lot more about these homes than we ever did before. Its two-bedroom / two-baths start in the $340s, and its four-bedroom / three-baths start in the $460s. Those prices are slightly lower than those at Parkside of Old Town, where two-bedroom condos top out in the $560s and two-bedroom townhouses start in the $490s, but they aren’t a lot different than the prices at the neighboring 757 Orleans @ Chicago high-rise, which leads one to wonder exactly what The Hudson’s big selling point will be.

According to one of Koenig & Strey’s listings, The Hudson’s homes feature Brazilian cherry floors, GE stainless-steel appliances, granite countertops, marble baths, Jacuzzi tubs, private terraces and fireplaces. The building also has private rooftop terraces with elevator access.
