We had a pre-construction post by Joel on this Bucktown condo development in 2006, but since then, this building at 1954 N Wilmot Ave seems to have slipped under the Yo-dar (which is why I still don’t have a photo).
A buyer recently closed on one of the four duplexes in this building, leaving three available three-bedroom duplexes, according to Koenig & Strey GMAC Real Estate agent Ami Bumia. The two duplex downs are listed in the $640s and $650s (plus an additional $30,000 for parking), while the upper-level duplex is listed in the $690s with free parking.
The building was designed by Chicago-based Florian Architects, and construction was completed in the summer of 2007. Bumia says the upper-level unit has 22-foot ceilings in the living room and kitchen (see floor plan below).
When Joel wrote about this place back in 2006, he said prices were starting in the $740s. According to Bumia, the unit that sold was priced in the $590s, which signals how far prices have dropped.
Price reduction isn’t the only incentive here though. Developer Brighton Development is offering a rent-to-own-type deal where pre-approved buyers can put down a non-refundable 5 percent and live in the desired unit for free for three months before closing.
