Terrapin passes 40% sold at 909 Washington

Terrapin Properties, LLC has sold more than 40 percent of the condominiums at 909 Washington, a 10-story new-construction mid-rise underway in the West Loop. The development is being marketed by Jameson Realty Group.
General contractor Levine Construction broke ground for the 109-unit development late in 2003, and first occupancy is scheduled for spring of 2005.

The homes have one to two bedrooms and one to two baths, priced from the $230s to the low $400s. A select number of two-bedroom penthouses with lofts are priced from the $530s.

Seven residential floors sit above the three-story base in a contemporary design that features finished aluminum and floor-to-ceiling glass.

“One of the unique things about 909 Washington is that most of the units feature floor-to-ceiling glass walls,” said Harry Huzenis, a principal in Jameson. “The units are very bright, with finished ceilings but exposed ducts.”

The building also includes 8,500 square feet of retail space in a ground-floor arcade with a glass façade.

Standard features include granite kitchen counters, maple or oak cabinets, Frigidaire stainless steel appliances, fireplaces, marble master baths, private balconies or terraces, oak or ash floors and ceiling heights of more than nine feet in living areas. “The standard finishes are what most developers call upgrades,” said Jody Williams, vice president of marketing for Jameson Realty Group.

Architects Hirsch Associates designed 909 Washington’s cutout courtyard to begins on the fourth floor, above the 162-car garage. This shape allows for a common fourth-floor plaza that will be landscaped with decorative paving, trellises, lighting, benches and planters, all resting below the homes’ balconies.

The condos at 909 Washington, www.TerrapinGroup.com, are being marketed from a sales center across the street, at 918 W. Washington.
