Construction is coming to a close at Ranquist Development‘s 1711 West Division right now, says principal Karen Ranquist, and a model should be ready for viewing within the next few days. We won’t have new pictures or video until next week, but we can tell you right now what’s left at the 12-home building at 1711 W Division St.

1711 W Division StTwo two-bedroom units, almost identical in size and layout, are still available, says Ranquist. Each one has an 18′ x 15′ living room, a kitchen with island, a 12′ x 18′ master bedrooms with adjoining bathroom and walk-in closet, and 11′ x 12′ second bedrooms with a bathroom across the hall. A 42′ x ‘9 balcony, accessible from the living room and master bedroom, runs the width of the home’s north side, giving residents a clear view of Division Street below.

So why does one cost $599,800, while the other is priced at $729,800? It’s all about positioning. The only big difference between these units is that one is on the building’s top floor and has its own rooftop deck. If you’ve ever wondered what a skyline view is worth on the southern edge of Wicker Park, I guess you have your answer: $130,000.

There is one trade-off for that deck, however. The stairs leading to the roof take up space dedicated for the home’s dining area, so the buyer who opts for the less-expensive of the two units will actually have a few more square feet of usable interior floor space. Take your pick.
