The Village at Tri-Taylor

Sales agent Danny Glick from @properties tells me that the condos in phase one of The Village at Tri-Taylor are ready for immediate deliveries, but judging from the boarded up door in this photo, I wouldn’t expect to see anyone living there this week.

The last sales update posted on Yo for this building at 900 S Western Ave was from July of last year, and not a single condo in the eight-unit building has sold since (nor have either of the two retail spaces). Jameson Realty Group was handling sales for the condos last year, and Glick says he took over sales about six months ago, although he has only listed the two second-floor units so far.

All eight units are two-bedroom / two-baths with private elevator access, and they all measure about 1,200 square feet. Whereas last year we had them priced from the $280s to the $310s, Glick tells me that they’re now listed from $300,000 to $350,000, which is a bit higher. However, parking could account for the price difference. Our 2007 sales update listed outdoor gated parking at $15,000, and Glick tells me that a parking space is now included with the units.

This five-story building is part of a larger development planned by Alliant Real Estate Group that would include 40 condos. Glick says that plans call for the construction of a larger, 32-unit building across the street at 915 S Western Ave, but he doesn’t expect construction to begin on that building for another year.
