A construction crew topped off the Trump International Hotel & Tower Chicago this weekend, according to the Tribune. Right around the same time, we received word from the tower’s sales staff that 14 new one-bedroom / 1.5-bath condos on the 72nd through 85th floors were now on the market.
The news release we received was a little light on details, so I’m still trying to get some more details about these homes (including their prices) from sales manager Leah Harriet. For years now, Trump has slated to have 472 residential condos, but the project’s Web site now shows 486 homes, so my guess is that these 14 new homes are a result of some carved-up two-bedroom homes.
Sure enough, Trump’s Web site shows 713 square-foot studios next to these 1,314 square-foot one-bedrooms. The two units together occupy the same space and shape as a two-bedroom / 2.5-bath floor plan located on floors 51 through 71, making me wonder if they’re just putting in a new wall through what would have been the two-bedroom’s living / dining area.
If this is the case, it looks like Trump is trying to cater to second-home buyers who want a studios or one-bedrooms in the building’s upper reaches, instead of in the middle third of the tower or down in its hotel levels where most of those homes are located. Will these homes go for roughly the same price per square foot as the larger homes on their floors, or will they sell for a premium, since one-bedrooms are a rarity in Trump’s upper tier? I’ll report back as soon as I find out.
As you can see from the floor plan below, each of these one-bedroom residences has one 14-7″ x 16-2″ bedroom with two walk-in closets and an adjoining master bathroom. The entrance opens into a 14-8″ x 21-3″ living / dining area and a 12-3″ x 7-2″ island kitchen.
Trump’s residential condos range from the $580s to more than $9 million. The first units will start delivering this fall.
