Is that a sellout on Vetro’s horizon?

Vetro, 611 S Wells St, ChicagoAll this talk about Motor Row Lofts and Michigan Avenue Tower II had me wondering about the status of Vetro, 611 S Wells St, still the poster-child for South Loop condo auctions. We reported soon after the March auction that the tower’s leftover inventory would see some significant price reductions, but until now, I hadn’t thought about following up on availability there.

Pay no attention to that “90% Sold!” proclamation on Vetro’s Web site — six is the magic number now, putting sales around the 97-percent mark. In a continuing bid to get the homes off the books, Baird & Warner this week unveiled some new price cuts of $20,000 to $40,000 per unit, bringing price points down to a price-per-square-foot of $229 to $270, depending on the floor on which the home is located.

The six condos represent just three of Vetro’s 18 floor plans. They are:

  • Three  07-tier two-bedroom / 2.5-baths with 1,525 square feet (below left), located on the 13th, 18th, and 23rd floors, priced from the $360s to $380s
  • Two 03-tier two-bedroom / 2.5-baths with 1,667 square feet (below right), located on the 11th and 12th floors, priced in the $380s
  • One Penthouse 04-tier three-bedroom / three-bath with 2,000 square feet (at bottom), located on the 30th floor, priced in the $540s
