The biggest challenge Tim Sheahan and Jay Kuchenbecker have faced since the Rowhomes on Stave went on the market late last year is the fact that many buyers can’t pinpoint Stave Street on a map.
“Buyers just don’t know it, so we’re really having to educate people about where it’s at,” says Sheahan, an agent with Century 21 Sussex & Reilly.
The short city street in Logan Square runs parallel to Milwaukee Avenue from Armitage to California avenues. (As expected, Sheahan and Kuchenbecker tend to refer to the neighborhood as “West Bucktown,” given its proximity to the intersection of Western and Armitage.) Amid Stave’s single-family houses and rental units stand 18 townhouses, stretching from the curb at 2060 N Stave St to the rear of a 200-foot-deep lot in two, nine-unit buildings.
Half of O’Flaherty Builders’ four-bed, three-bath row houses went on sale in fall 2007, says Sheahan. All nine are still on the market, but two of the nine homes in the development’s second phase, set for completion this summer, have already closed.
The model that Sheahan and Kuchenbecker (also of Sussex & Reilly) took us through today was a street-side unit priced at $599,000. Other homes along the row are going in the $610s, except for a 23-foot-wide middle unit priced in the $620s.
“If you go west of us, you’ll find townhouses in the $700s, and if you go south, there are places going in the mid-600s, so we feel like we’re priced right for the area,” Sheahan says.
Each unit comes with oak flooring, granite countertops, Viking kitchen appliances, steam showers with body sprays, limestone bathroom tile and a pre-wired ceiling speaker system throughout three of its four levels. The corner unit’s roof deck had a clear line of sight to the downtown skyline, and the Congress Theater was easily visible from behind the nearby Blue Line tracks. We were able to trudge through packed snow to the Western Blue Line stop in about 8 minutes, although the walk to the California stop is probably shorter.
