Three furnished models open at Kimball Station

It’s been a couple of months since we last checked up on Kimball Station, and plenty has changed at the Albany Park development. @properties agents Jeff Kerr and Rusty Schluchter have taken over sales and marketing from Tony Madonia, and according to Kerr they’re “re-branding, relaunching and repricing” the building, which is located across the street from the Brown Line terminus, at 4720 N Kimball Ave.

Kimball Station’s one- to three-bedroom condos were previously priced from the low $200s to the $390s, but Kerr says that prices now range from the $180s to the $370s. The vast majority of the homes have two bedrooms with one or two baths, but there are also seven one-bedroom / one-baths and one three-bedroom / two-bath. Outdoor parking is offered for $12,000, and parking spaces in the garage sell for $15,000 apiece.

Although we learned from Madonia that as many as 15 of the condos in Kimball Station were under contract in October, Kerr says that none of the 59 homes homes had been sold when he took over the project about a month ago.

Most of the building has now been drywalled, and Kerr says that three furnished models have been staged. Some photos of the new models are below, which I pulled from the new development Web site.

Any word if the buyers cancelled those 15 contracts or what? I commented on the update story previously that I was surprised by the high sales in the building.

Eric,

I’m not sure what happened to those contracts. Jeff didn’t seem to know much about what had taken place before he joined the project, and I haven’t tried to reach Tony Madonia for comment. Whatever happened, they’re starting from scratch now.

Let’s hope Albany Park gets a fresh start with buyers now too.
