Chantico South prices drop as much as $30,000

Following a slow summer, Lipe Property Company is taking a new tack with its Chantico South condos at 1621 S Carpenter St in Pilsen. The developer brought in Jameson Real Estate yesterday to manage Chantico South’s sales and marketing duties and has dropped prices on its by $10,000 to $30,000.

All nine of the one- to three-bedroom homes are still for sale, according to Jameson agent Carol Ann Walls-Sandell. The units had ranged from the $200s to the $470s as recently as July 30, but Walls-Sandell now has them listed from the $190s to the $440s, with covered and garage parking spaces priced for an additional $15,000 to $24,000.

Chantico South comprises four one-bedroom / one-baths ranging from 800 to 850 square feet, one two-bedroom / one bath with 1,000 square feet, two three-bedroom / two-baths with 1,500 square feet, and two duplex two-bedroom / two baths with 1,800 square feet. The condos are immediately south of Lipe’s recently completed Chantico Lofts project, located at the corner of 16th and Carpenter streets.

Walls-Sandell says the project will be open for visitation every Sunday starting on Oct. 19, and a fully finished model will be ready by the end of that month. Lipe plans to build out two units but will leave the other seven unfinished and open for customization, she says.

The one incentive Lipe is promoting at Chantico South is its participation in National City Bank‘s NCHAMP program, Walls-Sandell says. Under the plan, buyers who finance their purchases through National City will get a 1.5-percent interest rate discount on their home loans.

Homes at Chantico South should be ready for delivery by Dec. 1, she says.
