154 offers contemporary lofts, River North lifestyle

154 Lofts on West Hubbard

There’s an unmistakable lifestyle that comes with living in River North. With Michigan Avenue a short walk away, hotspots like Rockit Bar & Grill, Cabaret Cocktail Boutique and restaurant Kevin just down the street, and the gallery district surrounding it, 154 Lofts on West Hubbard offers buyers every bit of that bright-lights, big-city lifestyle and a brand new loft condo to boot.

The six-story brick and timber building at 154 W. Hubbard St. — built in the 1910s and once home to a printing factory — has been converted to 18 lofts by Foxford Development and Studio Dwell Architects.

“In terms of space and where it’s located in the city, there’s just really nothing else like it,” said Mike Battista, the Jameson Realty Group agent leading sales at 154. “All the lofts down there were converted six, eight, 10 years ago, so this is, in my opinion, just a whole new fresh face on loft living with more of the contemporary style finishes.”

Loft space, once thought of as the bastion of artists and musicians, has become attractive to all different types of people, Battista said. “It’s starting to just go all over the board all of a sudden,” he said, noting that the development has attracted everyone from young suburban transplants with babies to older professionals working in the Loop. “The price points themselves obviously limit some of the artists or gallery owners, but, in terms of style, it’s more of a younger, contemporary type feel,” Battista said.

Each of the two- and three-bedroom lofts at 154 have newly cleaned and sandblasted timber beams, 12- to 14-foot ceiling heights, exposed brick and ductwork, and new wrought iron balconies. Units range in size from 1,500 to 2,400 square feet, and the three units on the sixth floor have private rooftop decks. Interior finishes include Italian Copat cabinetry, Brizo faucets, hardwood floors, stone countertops and stainless steel appliances. Prices, which range from the $530s to $1.1 million, include one parking space in a heated garage.

At press time, Battista said seven units at 154 had sold and deliveries would begin in 60 days.
