Two-bedrooms bordering the Bulls' pen

2000 W Warren

In our discussions about 2200 Madison last week, I asked readers about the effect (if any) the United Center had on life in the Near West Side. Regardless of the answer, it’s almost impossible to ignore the stadium by the time you reach the corner of Warren Boulevard and Damen Avenue, where I came across this five-story, 16-unit building. Anyone who lives on the southern side of this building will have a direct view of the house that Jordan built, as well as all the parking lots that surround it.

Like the Madison condos, the homes at 2000 West Warren are marketed by the D’Aprile Realty. The NewHomeNotebook.com listing calls this property “Warren View,” although it doesn’t look like D’Aprile is promoting it this way on its signs or Web site.

On Friday, D’Aprile agent Katie Hardiman said that half of 2000 West Warren’s condos had sold. All of the eight remaining homes have two bedrooms and two baths and 1,100 to 1,200 square feet of living space. From what I could see on the ground level and from this floor plan, each has a north- or south-facing balcony running the width of the unit.

The homes are priced from the $250s to the $280s, with an average price per square foot coming out to roughly $230. That seems to fall right in-between the prices per square foot at 2200 Madison two- and three-bedroom condos, which are selling from the $250s for 930 square feet to the $360s for 2,000 square feet.

Garage parking is available at a negotiable price, and the units can be ready for delivery in 45 to 60 days, Hardiman said.
