Another view of the One Museum Park towers

We shoot most of our pictures of the One Museum Park towers from the north, west, and south, for no other reason than we rarely get out to the museum campus to see them from another angle. On Sunday, as I made my way from the harbor up to the Shedd Aquarium, I stopped to get a snapshot of the eastern tower at 1211 S Prairie Ave and a sliver of its western sister building at 1201 S Prairie Ave from the east.

I noticed in late May that The Enterprise Companies was reducing the prices of One Museum Park East’s 06-tier three-bedrooms by about 20 percent, down to an average price of just over $1 million. Last Friday, the developer also started cutting prices on the tower’s 01-tier condos, three-bedroom / three-bath units with 2,924 square feet (seen in the floor plan below).

The changes are more modest this time around — prices dropped by about 7.2 percent, from an average of $2.53 million to $2.35 million — but they’re also better positioned than 06 condos, with exposures to the east and north instead of the north, west, and south.

As of last week, Coldwell Banker was marketing 61 of One Museum Park’s 289 two- and three-bedroom condos at prices ranging from the $720s to $2.77 million, and 88 of One Museum Park West’s 298 two- and three-bedrooms from the $530s to $2.14 million.

Most One Museum Park units are ready for occupancy; One Museum Park West will top out in September, with deliveries following in early 2010.
