A while back we gave Birchwood Private Residences guff for the dubious inclusion of the word “private” in its name, but we’ve since found bigger projects touting their condos’ so-called privacy. Shoppers looking for one of those fancy condos that they don’t have to share with the public might get one for a song when Rick Levin & Associates auctions off all eight units at Birchwood. The condo conversion, located at 1520 W Birchwood Ave in Rogers Park, had units previously priced up to the $470s, but the suggested opening bid at the auction is $175,000. Three units will be sold regardless of price.
The two- and three-bedrooms condos have been rehabbed with new hardwood floors, marble bathrooms and granite kitchens with stainless steel appliances. Those interested can cruise the homes at open houses held from 2:00 to 4:00 p.m. on July 15, 22 and 28 or from 4:00 to 6:00 p.m. on July 25. Birchwood goes on the block at 7:00 p.m. on July 31 at Maggiano’s in Skokie.
