Chicago Plan Commission approves 64-unit project in Burnside area

The Chicago Plan Commission last week approved a proposal by 89th & State, LLC for 64 residential units in a mix of 24 single-family homes and 40 townhouses at 2 East 90th St, in the Burnside area of the South Side. The new homes are expected to have three bedrooms and 2.5 bathrooms.

In other business, the Commission approved site plan revisions for Fifield Companies’ proposed 39-story building with 360 rental units at 555 W Kinzie St. The developer wanted to make the building taller and more slender while increasing the unit count and decreasing the number of enclosed parking spaces to 287 from 414. Plans call for a public park of approximately 1.09 acres on site and a 25 percent green roof for the building.

Some debate broke out over whether the new parking ratio of .8 to 1 would be enough to keep people from having to park at satellite garages, and Commissioner and 42nd Ward Ald. Burton Natarus wondered whether the building would “go condo” in the near future.
Roosevelt Collection, LLC submitted a revised proposal for its development site at 1158 S Clark St. The Commission approved plans for 450,000 square feet of retail space including movie theaters, approximately 300 residential units in two five-story buildings and another 300 units in a 43-story high-rise built over a five-story parking base.

A proposal by Lennar Communities of Chicago, LLC for up to 1,000 residential units in three high-rise buildings varying in height from 34 to 42 stories was also approved. The development will be located at 824 S Clark St, and plans call for more than half an acre of park space.
