Comparing River North floor plans

There aren’t many new-construction high-rises going up in the portion of River North west of LaSalle Street, so Silver Tower at 303 W Ohio St and 757 Orleans @ Chicago at 757 N Orleans St are candidates for comparison by default.

The floor plans for these two-bedroom units reflect the designs of the buildings in which they can be found. Right angles dominate in the boxy, 1,171 square-foot unit from 757 Orleans @ Chicago (below, at left), which is a large, rectangular high-rise located next to the Chicago Brown Line platform at Chicago and Orleans. The 1,190 square-foot Silver Tower floor plan (below, at right) is a little more asymmetrical, with a wall of (presumably silver) windows in the living room and master bedroom, although those two pillars must block some of the light.757 Orleans @ Chicago floor plan Silver Tower floor plan

It looks like space is used more efficiently in the Silver Tower floor plan, because although these two units are almost the same size (the Silver Tower is larger by 19 square feet), buyers will get an extra 8-0″ x 9-6″ office in the Silver Tower unit. Part of that could be because the 757 Orleans unit has a larger kitchen, but it also looks like a lot of space is taken up with those long hallways.

Both units have washer / dryer hookups, and they both have outdoor space, although the 5′ x 24′ balcony on the Silver Tower unit is much larger than the inset balcony in the 757 Orleans unit (which, as far as I can tell, is included in the developer’s measure of the unit’s square footage). On the other hand, the master bedroom in the 757 Orleans unit has a walk-in closet, while the Silver Tower master bedroom appears just to have a wall closet.

Prices for the 757 Orleans unit range from the $390s to the $460s, depending on the floor, or from about $333 to $392 per square foot. The Silver Tower floor plan is a bit pricier, running from the $480s to the $570s, or from about $403 to $479 per square foot. Garage parking is $35,000 in both buildings. Deliveries will start in late September at 757 Orleans, while Silver Tower is still about six months out. (Jason Pohlonski from @properties says they’re currently pouring the 22nd floor.)
