Condo developer adopts landmark South Loop church for bonus

Today’s South Loop news is a basic example of one hand washing the other – window. The Chicago Journal reports that Rokas International plans to pay $285,000 to fix the “cracked, blackened limestone and grimy stained glass windows” at the South Loop’s Second Presbyterian Church. Why is a condo developer being so generous with its funds? Under Chicago’s Adopt-a-Landmark program, downtown developers can receive a “bonus” for the floor-area ratio of a project (which can make it more profitable) if they contribute funds to landmarks within 600 feet of the proposed development site. The site in question is a 28-story high rise at 2100 S Indiana Ave that will include 187 condos. We’re usually suspicious of any city program that fattens a developer’s wallet, but we’re happy that Second Pres is getting some fancy new glass restoration.
