Our trusty intern Lou navigates the streets of Avondale all the time, so he gets a good look at all the new development going on in the neighborhood. Today he brought in pics of the Elstonview condos, under construction at 3501 – 3511 N Elston Ave.
Dolce Living Homes plans to build 24 three-bedroom / two-bath units in six buildings. Half of those appear to be under construction at the moment, possibly indicating that developers are tackling this project in two phases.
Anna Wateska of Coldwell Banker Residential Brokerage has just one Elstonview condo listed in the MLS: a 1,680 square-foot unit priced in the $310s. This might be the only home remaining from Elstonview’s first phase, but it might also be the only home among several available that Dolce and Wateska have chosen to list.
A floor plan on Elstonview’s Web site showcases a 22′ x 23-3″ living / dining area with adjoining balcony overlooking Elston Avenue (hence the “view,” I suppose), a 14-2″ x 9′ kitchen, a 13-2″ x 12-1″ master bedroom with an adjoining walk-in closet, master bath and 13′ x 8′ balcony, and two smaller bedrooms across the hall from a second bathroom.
Before you yawn too loudly about Elstonview’s design (angled balconies!), remember that Dolce is the developer of Pulaskiview and the recently mentioned Chicagoview II, developments that Yo readers have likened to “a bunch of legos” or “weird cracked out tetris things.”
The only other report Yo has published about Elstonview suggested the project would be ready for delivery in March of this year. Obviously they haven’t reached that step yet. I hope to learn more from Wateska in the near future, so keep an eye on the comments section for an update about availability.
