Construction update: Kimball Station

This is how Kimball Station looked last week, before Chicago was hit with more than 12 inches of rain. I don’t know first-hand what the extent of flooding in Albany Park is, but it seems possible that this construction site at 4720 N Kimball Ave could be under water right now. That said, I’d like to wish everyone in Albany Park the best of luck getting to high ground.

Kimball Station renderingJoe and I have been having some difficulty trying to reconcile the rendering from the development Web site with the above photo. For one thing, it looks like there are two connected mid-rises in the photo, count I count just one in the rendering. Also, that red-brick rendering with what looks like aluminum siding doesn’t seem to match the beige buildings in the photo. I haven’t heard back from @properties agent Tony Madonia yet, and therefore I wasn’t able to ask if there has been a change of plan, so I’ll have to suspend judgment for now.

The Web site says Kimball Station will comprise 59 one- to three-bedroom condos that have between 696 and 1,498 square feet of living space. I don’t have specific price points for all of those units, but I did find listings for a 700 square-foot one-bedroom that’s priced in the $210s and a 936 square-foot two-bedroom priced in the $250s.

The Web site says these places come with large terraces, parking and skyline views. Those units that face Kimball might have some skyline views (although Albany Park is pretty far from the skyline), but I’d imagine the units in the rear building look right into the windows of the other building.
