Deal of the day: Prices drop on two PAC lofts

Looks like everyone is sending out the same notice about price reductions at PAC Lofts, a Hartshorne Plunkard-designed project at the old Felt and Tarrant Manufacturing building at 1735 N Paulina St in Bucktown. (For the sake of our acronym-ally challenged readers, it was also the site of the old Paulina Arts Center.)

According to a price sheet I just received from the Wolf Residential Group, these reductions apply to two two-bedroom / two-bath units. One, a 1,059 square-foot fifth-floor loft with an uncovered parking space, has dropped from the $370s to the $340s.

The other is just a smidgen smaller – 1,053 square feet – and is on the first floor, but it comes with attached parking, so it costs a little bit more. The price for that unit has dropped from the $420s to the $370s.

Both units come with washers and dryers, according to the price sheet. Monthly assessments should be around $296 for the fifth-floor home and $319 for the first-floor home, but there may be a catch: The sheet points out that additional assessments for parking are not included in those figures. Since both of these homes come with parking, the advertised assessment estimates are probably a little lower than what they’ll actually be. It’s worth asking about, should you choose to pay a visit.

PAC Lofts is no stranger to incentives. In April 2007, Kate reported that 35 percent of its homes were still for sale after two years of marketing, and that its marketing agency at the time, Real Living Helios Realty, was trying out a number of deals including free assessments, $3,000 closing credits, and $3,000 commission bonuses for agents.
