This building at 840 N Western Ave in Humboldt Park has been under construction all summer, but marketing for the condos didn’t start until very recently. When I was driving around the West Side on Friday, I noticed a sign for 12 condos and one large retail or commercial space.

John Krutiak, a representative for developer DenMax Corp., says the building’s 12 homes come in three floor plans, each with three bedrooms and two baths and 1,350 to 1,400 square feet of living space. The largest and most expensive of the bunch are the corner units with the rotunda, which have two balconies each compared to the one found in every other floor plan.

The condos are priced from the $430s to the $520s, which, at $318 to $371 per square foot, is pretty steep for Humboldt Park. For comparison, when there were two units still available at The Sanctuary back in April, the price for those two units was $216 and $262 per square foot.

The fourth-floor units have deeded roof decks, and Krutiak says the roof will be serviced by an elevator and basic utilities. One garage parking space comes with each unit, and additional parking can be purchased for $20,000 per space. The commercial space has about 4,000 square feet, and Krutiak says it will likely be filled by either an optometrist or a fitness club.
