Jameson focusing on tower sales and one-on-one appointments at RDM's Trio

Trio, 650 - 670 W Wayman St, ChicagoWe probably won’t have firm numbers about availability or pricing at RDM Development‘s Trio for a few more days, but agent Dave Mahoney this morning passed along some insight into how he and Jameson Real Estate will handle the development’s marketing and sales.

Most of Jameson’s focus will be directed toward Trio’s 100-unit tower, which is still under construction at 670 W Wayman St in the Fulton River District and which will not be ready for occupancy until early or mid-summer. Crews are installing tile, floors and cabinets in the tower’s lower units, and models in the building should be ready for viewing sometime next month, Mahoney says.

Jameson has not yet listed any homes at Trio, but the broker will “probably work off the pricing that was there already,” Mahoney says, which from our reports would range from the $270s for a 747 square-foot one-bedroom all the way up to $1.3 million for a 3,500 square-foot penthouse. The biggest change may come in RDM’s flexibility at the negotiating table: “We’re trying to get developers to be more lenient with offers, which absolutely should be the case right now,” he says.

Trio’s eastern mid-rise at 650 W Wayman St has sold out, and availability in its western twin at 660 W Wayman St is down into the single digits. The remaining stock in that building comprises “smaller two-bedroom / two baths around the $250s to $280s, a couple more right around $300, and two or three 1,200 to 1,400 square-foot two-bedrooms in the high $300s to low $400s,” he says.

Some reconfigured mid-rise models, “staged out differently to look as good as possible,” should be ready for viewing in a couple of weeks, Mahoney says. Jameson may keep an office on-site and hold limited open-house hours on Sundays, but he expects the focus to be on private showings. “Sales centers and open houses, in my opinion, don’t sell homes. Appointments do,” he says.
