Russland Capital Group’s Michigan Avenue Tower II didn’t exactly inspire praise from the Yo community following its announcement in the summer of 2006. The “contemporary art deco” high-rise at 1400 S Michigan Ave may not take home blue ribbons for originality – it is, after all, a copy of Russland’s Pappageorge / Haymes-designed tower at 1250 S Michigan Ave – but that doesn’t seem to matter to buyers looking for homes in the South Loop.

As Barry reported in October, the 268-unit tower is more than 90 percent sold, and deliveries should begin sometime this fall. Every remaining condo, from one-bedrooms starting in the $300s all the way up to two-bedrooms priced in the $570s, still comes with one free parking space, according to the project’s Web site.

Those price points, by the way, are a little narrower than the $290s-to-$630s range Barry quoted, although that might just be a result of Russland selling the last of the floor plans on the high and low ends.
