This four-story building at 1605 N Oakley Ave at the border of Bucktown and Wicker Park has been on my radar for a long time, simply because it’s so close to my apartment. Although exterior work wrapped by mid-2008, it’s been hard to track down anyone involved with the development, and I was honestly about to write it off as a little neighborhood mystery.
In the past week or two, @properties agent David Wolf has hung a sign on 1605 North Oakley’s North Avenue facade, advertising the building’s two duplexes and one single-floor condo. Yesterday, Jamie Alvarado of the Wolf Residential Group mailed me pricing information, pictures and floor plans for the three units.
According to Wolf’s listings on the MLS, the three units all have two bedrooms, 2.5 baths, and approximately 1,600 square feet of floor space. The most noticeable difference between the north and south duplexes (both of which comprise the building’s third and fourth floors) are their outdoor spaces. The northern unit, priced in the $530s, has 400 square-foot north-facing decks on both floors, while the southern unit, priced in the $480s, has two smaller balconies off the living room and second bedroom, both of which face out onto North and Oakley. Both duplexes come with roof deck rights, according to the listings.
The lone single-floor unit, priced in the $510s, has both a north-facing terrace and a southern balcony. In this plan — and the second level of the southern duplex, for that matter — the front balcony is accessible only through the second bedroom, which might be great for your roommate, child, or guest, but isn’t exactly convenient for buyers looking for a private terrace attached to their master suites.
Some of the finishes you see in the pictures below include ebony-stained floors, flat-panel cabinets, quartz kitchen countertops, Italian porcelain bath tiles, and Hansgrohe and Toto fixtures. The simplex and northern duplex each come with one garage parking space and one outdoor space, while the northern duplex comes with outdoor parking only.
