As I’ve noted before, brokers tend to shift Bronzeville’s boundaries to fit their current stock of South Side listings. @properties’ market report shows Bronzeville as stretching from Pershing to 51st, which is actually Grand Boulevard. Likewise, Redfin’s idea of Bronzeville is the area east of King Drive and north of Oakwood Boulevard, much of which is really part of Oakland.
Looking just inside the area bounded by King Drive, Pershing Road, the Dan Ryan Expressway, and 31st Street, I found the following 10 developments with condos or townhomes listed for sale:
- 117 East 37th, 117 E 37th St: Three two-bedroom / two-baths with 1,050 to 1,100 square feet listed in the $200s, or $189 to $198 per square foot.
- Park Boulevard (above), 17 W 35th St: One 1,041 square-foot two-bedroom / one-bath listed in the $190s, or $192 per square foot.
- Signature Residences (above), 207 E 31st St: Three three-bedroom / two-baths with 1,300 to 1,700 square feet listed in the $280s to $380s, or $223 to $242 per square foot; three two-bedroom / two-baths with 950 to 1,375 square foot listed in the $220s to $300s, or $222 to $253 per square foot; and one 650 square-foot one-bedroom / one-bath listed in the $150s, or $246 per square foot.
- Landmark Square (above), 3323 S Prairie Ave: One four-bedroom / three-bath listed in the $380s, and two two-bedroom / two-baths listed in the $300s.
- 3520 South King, 3520 S King Dr: One three-bedroom / two-bath listed in the $170s.
- 3541 South Prairie, 3541 S Prairie Ave: One two-bedroom / two-bath listed in the $240s.
- 3609 South Calumet, 3609 S Calumet Ave: One three-bedroom / 3.5-bath listed in the $360s.
- Giles Place (above), 3629 S Giles Ave: One 1,600 square-foot three-bedroom / two-bath priced in the $250s, or $162 per square foot.
- 3748 South Wabash, 3748 S Wabash Ave: One four-bedroom / 2.5-bath listed in the $310s.
- 74 East Pershing, 74 E Pershing Rd: One 3,000 square-foot three-bedroom / 2.5-bath listed in the $410s, or $140 per square foot.
