We love lists: New condos and townhouses in Bronzeville and Grand Boulevard

A lot of South Side developers and agents use drop the name “Bronzeville” in their ads and listings, enough so that it’s surprising to see how relatively few developments are active within the neighborhood’s traditional boundaries. On NewHomeNotebook, we list only seven new condo and townhouse developments in Bronzeville (defined as the area bounded by Pershing Road, 31st Street, King Drive and the Dan Ryan Expressway). Of those, only one – Landmark Square, located at 245 E 33rd St – is advertising regularly in Sunday real-estate sections these days.

It seems like most of the homes that claim a Bronzeville address actually fall inside the boundaries of the Grand Boulevard community area, located south of the old “Black Metropolis.” Looking across the board at the 17 new Grand Boulevard projects we’ve found, prices don’t appear to get any higher than the $390s, which will fetch a four-bedroom condo at 4839 S Vincennes Ave, and they dip as low as the $130s for a two-bedroom at 4817 S Prairie Ave.
