New North Side condo developments keep a comin'

Several new North Side developments have popped up on Yo’s radar, like The Grove at Greenleaf (pictured), a 44-unit condo conversion from Jameson Realty Group, located at 1358 W Greenleaf Ave, in East Rogers Park. Rehabbed two-bedroom units have one or two bathrooms and range from the $160s to the $260s.

O’Flaherty Builders continues the resurrection of “arson alley” with a 21-unit development at 4616 N Kenmore Ave, in in Uptown. The elevator building has one- and two-bedroom condos and a common rooftop deck. Prices range from the $280s to the $380s, and parking in a heated garage costs an extra $10,000.

Up the street, at 5230 N Kenmore, in Edgewater is Provenance Condominiums. The “history of ownership of a valued object” that the name suggests is a tad ironic, given that it’s a new-construction building. “The former Victorian homes that graced this land served our family for three generations,” developer Phenix [sic] Sun, LLC writes on the Provenance Web site. “In their place, a European-inspired building has been built to serve the generations to come.” Well, at least until a later generation tears it down to build new condos. The 20-unit development has condos with one to three bedrooms priced from the $240s to the $500s. Parking is an extra $29,000 – anyone think that’s a little steep for Edgewater?
