One Museum Park West 70 percent sold

CaptionNext up in my string of Museum Park updates is the latest on One Museum Park West, the 53-story high-rise going up… well… west of One Museum Park.

Ralph Oliva of Coldwell Banker Residential Brokerage told me this week that One Museum Park West is “just now popping out of the ground” at 1201 S Prairie Ave and should be ready for first deliveries in late 2009.

Oliva says that 210 of the building’s 298 homes have sold, and that the remaining 88 are spread evenly throughout the tower. Two-bedrooms on its lower floors start in the $500s and three-bedrooms start around $1 million. The largest available unit, a 3,000 square-foot three-bedroom, is priced at $1.8 million, he says.

The two One Museum Park towers will be so close to one another that buyers in both buildings should have almost identical views, Oliva says.

“We’re just using one building to sell the other,” he says. “They attract essentially the same buyer, so the choice just comes down to immediacy. If you want something now, you buy in One Museum Park. If you want to or need to wait a while, you buy in the western tower.”
