Open House Review – 4004 North St. Louis

This luxury 6-unit development, built by K Radic Enterprises LLC and marketed by Koenig & Strey/GMAC, is right on Irving Park Rd and St. Louis, smack in the mapped middle of the neighborhood. But walking in one wonders what suburb you’ve wandered into. This is meant in the best way, due to the immense space. The model is one of the duplexed units and the space is superb on one floor alone, let alone when you walk downstairs. Where to put everything…

Three units are still for sale in the development, ranging from the mid $300s to mid $400s, 2 br/2 ba and 4 br/3 ba. The units still offer buyers the opportunity to choose colors and features (down to the stain on the floors, the showing agent said). The price is higher than most in the area but the top-line features (and more) are here. Space costs and high ceilings come with the room to move. The two penthouse units even offer private roof decks (to be built).

Granite, stainless, hardwood (does anyone even have to ask anymore?) and fireplaces. Pre-wired audio, plasma-ready living room. Bring the kids or bring the party. There’s room for everybody. 2-car tandem parking is offered but it’s WAY high. A tip from a neighborhood denizen – there’s no problem parking in Irving Park. Then again, whomever can afford to live (and furnish) here probably wants a private spot for the Hummer.
