The Grande on Southport, 3214 N Southport Ave, was one of the only new-construction developments that Joe and I encountered during our recent visit to Lake View‘s Southport Corridor, and all six of the homes in the building are currently for sale. The development’s first listings hit the MLS in March, and after about a month the developer has decided to make some adjustments to the prices.
According to @properties agent Dennis Huyck, “[the developer] is not carrying any bank loan on this thing, and he’s starting to adjust his expectations based on the market.”
Here’s a breakdown of the prices for the three homes that are currently listed, before and after the price reductions:
- 1,900 square-foot three-bedroom / two-bath simplex was priced in the $710s, but is now in the $640s
- 3,500 square-foot four-bedroom / three-bath first-floor duplex was priced in the $990s, but is now in the $940s
- 3,500 square-foot four-bedroom / three-bath third-floor duplex was priced at $1.10 million, but is now in the $980s
Huyck is still waiting on the furniture, but he plans to have a furnished model staged by mid-May. All of the should be ready for delivery in 30 to 45 days.
