Sales update: Gammonley Group searching for 10 more buyers at Prairie Pointe

Prairie Pointe, 1600 S Prairie Ave, ChicagoThose last few units are always be the hardest, huh? More than two years after wrapping construction, The Gammonley Group is still 10 sales away from closing the book on Prairie Pointe, its 24-story, 156-unit high-rise at 1600 S Prairie Ave in the South Loop.

The homes are primarily a mix of one- and two-bedrooms priced from the $380s to the $550s, says Gammonley sales rep Emma Kinnison, but one 24th-story three-bedroom is still available at a comparatively whopping $1.8 million. (Across the street at 1600 Museum Park, a three-bedroom on the 30th floor is selling in the $700s. It’s smaller than Prairie Pointe’s penthouse, but has a price per square foot of approximately $450 to Prairie Pointe’s $650.)

Gammonley’s old incentive – a free parking space with every home – is still in effect, Kinnison says. The developer does not plan to rent out any of its remaining condos, although others are, judging from the MLS. A number of resales surface in a MLS search as well, from a one-bedroom / 1.5-bath unit priced in the $330s to a three-bedroom / two-bath selling in the $950s.
