Sales update: Three left at 4420 North Clark

While browsing the real-estate ads in the Tribune, I noticed that the three remaining homes at 4420 N Clark St are subject to “developer’s closeout pricing,” so I gave Ken Jungwirth from Rubloff Residential Properties a call to see about the deal. Jungwirth says that garage parking, once priced at $25,000 per space, is now included with those last three units at no additional charge.

It isn’t the most exciting “closeout sale” I’ve seen, but if you need a place to park, you could save a few bucks.

If you don’t have a car, you can walk just about anywhere from this part of Uptown, at least according to Berger Development’s Web site. The site describes the location of 4420 North Clark as, “[w]alking distance to Wrigleyville, Southport Corridor, Lincoln Square, Andersonville and the lakefront.”

That’s a pretty big radius! Granted, Uptown does qualify as a “walker’s paradise” according to Walkscore.com, which ranks Uptown among the top five most walkable neighborhoods in Chicago. On the other hand, most of the neighborhoods listed actually are about a mile away, so if you like hoofing it, that might be a good selling point.

All three homes have two bedrooms and two baths, and they’re priced in the $340s and the $350s. Jungwirth says the building is professionally managed and has an elevator. Assessments should be about $200 per month, he says.
