New to the market: 2500 South Halsted

2500 South Halsted

For the past couple of years I’ve watched this building slowly take shape at 2500 S Halsted St, at the corner of Archer and Halsted in Bridgeport. At times I’ve written it off, assuming that the project had been abandoned, because it rarely takes more than a year to build a eight-unit mid-rise. Architect / developer Ron Vari says the development has actually been in the works for about three years, and it’s finally nearing completion.

“I was also building a project in Mexico, so I was out of pocket for a while, then we had to get construction financing,” Vari says, adding that he’s moving faster because he’s paying interest that he wasn’t before.

2500 South Bridgeport from Archer, looking northVari says he just started marketing the project last Thursday, when he posted a banner for 2500South.com. He says the site has gotten about 500 visitors per day since then, although he hasn’t sold any of the homes yet. A model unit hasn’t been set up yet, but Vari says he’s taking potential buyers to the building and showing them the space.

Each of the eight condos has two bedrooms, two baths, and about 1,667 square feet of living space. Vari says a wall could be added to section off the dining room and convert it into a third bedroom. The homes come with travertine floors throughout, gas fireplaces, and three balconies each.

As for location, the development is situated on the corner of one of the busiest intersections in Bridgeport. That’s good if you need to be near an expressway or CTA station, because the Halsted Orange Line station is just across the street and on-ramps to the Stevenson Expressway aren’t much further away, but it probably isn’t as nice if you’re looking to spend some quiet time on those balconies.

According to the Web site, second-floor units start in the $380s, third-floor units are priced in the $390s, fourth-floor units are in the $400s, and top-floor units are in the $420s. First move-ins will begin in February.
