Construction for one of Studio Dwell Architects’ latest projects, 155 North Aberdeen, is scheduled to begin this summer, according to Elizabeth August, a sales associate with @properties, which is marketing the project. This time, the architects are eyeing the West Loop.

The building, planned for 155 N Aberdeen St just north of West Randolph Street, will have 12 units, August says. Five of the units are simplexes and seven are duplexes. Ten of the twelve units are available and pre-construction prices range from $470,900 to $950,000, August says.

All of the simplexes will be on the second floor and the duplexes will be on the third and fourth floors. One retail space will be located on the ground floor.

The concrete-and-steel building will have a masonry, cedar and glass facade, August says. “There’s a focus on light, and it’s not your typical vanilla box and concrete building,” she says.

Inside, she says, the building has “large spaces not typical for any building in the West Loop.” Ceiling heights range from 10.5 feet to 23 feet in some areas, creating more of an “open atrium effect within the building,” August says.

Units will have two bedrooms and two baths or three bedrooms and three baths, some with media rooms. Features include white oak floors, Arclinea Italian cabinets, Sub-Zero appliances in the kitchen, Toto toilets in the baths and rooftop terraces. Units range from 1,325 to 2,375 square feet, according to August.

Deliveries are expected in summer 2008. Utopian Properties, Inc. is the developer.
