Tuscany Terrace in Edison Park nears ‘developer closeout’ five years after completion

Joe Zekas noticed this afternoon that a number of units at Edison Park’s Tuscany Terrace, 6400 N Northwest Hwy, are listed with mentions of an imminent “developer closeout, which is a little interesting given that the 45-unit development was built in 2006.

According to Barry Paoli, president of Century 21 McMullen, the 19 units still for sale in the building have been leased as apartments in recent years but are still available to purchase. (McMullen, along with marketing Tuscany Terrace, was involved in its development and currently occupies a retail space there.) Don’t let some of the short list times fool you — most of the homes were on the market continuously from fall 2009 to this week, and were probably delisted and immediately relisted as a way of drawing some attention to them.

The 13 homes listed include a 1,100 square-foot one-bedroom / one-bath priced in the $170s, 10 two-bedroom / two-baths with 1,492 to 1,800 square-feet, priced from the $260s to $310s, and two three-bedroom / two-baths with 1,849 and 1,870 square feet, priced in the $290s. Each home comes with a garage parking space, Paoli says. Although some of the homes have tenants, all units will be in move-in condition for their new buyers, he says.

Monthly assessments appear to range from $224 to $411, and cover heat, water, gas, parking, common insurance, exterior maintenance, lawn care, scavenger, and snow removal.

Tuscany Terrace gets a “somewhat walkable” score of 65 from WalkScore.com. WalkScore’s transit score for the address is only 43, but that doesn’t take into consideration the Norwood Park Metra station just 0.56 miles away or the Edison Park Metra station 0.65 miles away, both of which are accessible via CTA’s #68 Northwest Highway bus.
