Who's doing the gentrifying?

The current issue of New York Magazine has the following take on the subejct:

“There are roughly four types of people who push the frontier of gentrification: creative types in search of cheap rents; gays and lesbians drawn to affordable, like-minded communities … young couples and new families who’ve been priced out of the neighborhoods in which they’d hoped to buy; and speculators driven by those tantalizing stories …”

Are Chicago’s gentrifiers the same as New York’s? And how could the author have overlooked real estate agents? Doesn’t consider them people?
