Anticipating appreciation for Lincoln Park townhomes

2744 N Janssen AveWho says you have to take some lumps to sell your home? Sure, it helps to be a long-term owner in a healthy neighborhood, but even then, selling for a profit is nothing to sneeze at.

In Lincoln Park, you can find all sorts of homes that are listed significantly above their previous sale prices. Two of the newest listings looking for the biggest gains have a few things in common — they’re both townhomes, they were built within a couple years of each other (1988 and 1990), and both sold for the last time in 2000.

Joanne Nemerovski of Prudential Rubloff has listed a three-bedroom / three-bath townhome at 2744 N Janssen Ave (above), in Lincoln Park’s Park Lane community, for $695,000, $288,000 (or 71%) more than what it sold for eleven years ago. The wide corner unit was once the developer’s model, and features exposures in three directions, a first-floor family room with access to a patio, two bedrooms and two full baths on the second level, and a penthouse den / office with adjacent private roof deck on the penthouse floor. The home also has two parking spaces — one in a single-car attached garage, the other on a parking pad.

Meanwhile, Keith Wilkey of Rubloff has listed a five-bedroom / 3.5-bath rowhome at 1961 N Maud Ave (below) for $1.32 million, $448,000 (or 51%) more than what it sold for in 2000. The 4,000 square-foot, fee-simple end unit features walnut floors and stairs, custom fireplaces, a granite eat-in kitchen with new appliances, a full-floor master bedroom with a private deck, two additional decks, a new roof, new carpets, and a two-car garage.

2009 taxes are $16,323.
