Buyers at Contemporaine stick around. According to Cook County records, the last sale in the Ralph Johnson-designed high-rise, located at 201 W Grand Ave, happened exactly three years ago. That, along with the building’s boutique nature — it only has 28 units — means there aren’t many opportunities to get in right now. Today Huffington Post linked readers to the only listing at Contemporaine, a three-bedroom / 2.5-bath penthouse marketed by RCR Realty.
Penthouse 7 has been on and off the market for more than a year. It’s most recent stint on the MLS started on April 1, when it was listed for $1.59 million; it dropped to $1.54 million in late June, and again to $1.49 million in late September. The home, a former model, features exposures to the south, east, and west; floor-to-ceiling windows; and wrap-around terraces; a 20-foot atrium; Bulthaup dark wood cabinetry; Sub-Zero and Miele appliances; a master suite with a spa-style bath; and custom interior wall coverings throughout.
Assessments are $1,216 and cover heat, air conditioning, water, common insurance, exterior maintenance, lawn care, scavenger, and snow removal. 2008 taxes are $15,637. (The median tax at Contemporaine is $9,856, the seventh-highest median in all of River North.)
