Like Ashland Avenue, Irving Park Road is a street in Lake View that can be gritty around the edges with worn down storefronts and some barren spots. This week, though, we spotted some conversions and new condo projects there.
Just west of North Fremont Street, there’s a six-unit conversion at 913-915 W Irving Park Rd (left). 
The rehab has four two-bedrooms and two three-bedrooms from $339,000. Features include hardwood floors, Grohe and Toto fixtures and private decks. This part of the street is more commercial than residential. Corona’s Coffee Shop, 909 W Irving Park Rd, is next door and seemed like a quaint hangout.
The 1400 block of the street still feels a bit worn down but a lot of the side streets in the area felt quieter and more residential. We noticed two more projects in this area. According to a sign on the building, 1426-1430 W Irving Park Rd (above) is 60 percent sold. The building has three-bedroom and two-bath condos from $489,000 to $514,000.
Across the street and down the block, 1451 W Irving Park Rd (right) has two- and three-bedroom condos with two- and 2.5-baths from $449,000 to $544,000. Features include wide-plank hardwood floors, cherry/marble baths, crown molding, side-by-side washers, dryers and stainless steel eat-in island kitchens. According to the Web site, four condos are left.
