Oculus Development‘s Zen, 225 S Sangamon St, sits at the gateway to both the West Loop and, hopefully, a new era in mid-rise architecture. The design of the nine-story building, from VOA Associates, highlights walls of steel-encased tinted glass and smoky, charcoal masonry — a promising departure from all the red brick in the neighborhood. The 82-unit development is more than 80 percent sold, according to Oculus vice president Jennifer Twitty. Remaining condos range from an east-facing one-bedroom unit in the $260s to a top-floor two-bedroom unit in the $390s. Parking is available for $29,500, and Twitty anticipates deliveries beginning in June.
