Paint update: Silver Tower and Trio whiten up

A few weeks ago, Joe and I noticed that some white paint was being tested on the upper floors of Silver Tower, Stonegate Development‘s 40-story high-rise at 303 W Ohio St in River North. It looks like it was more than a test though, because now the white paint has been spread on the building’s entire eastern face.

With the blue windows and white paint, this building is looking more and more like Hartshorne Plunkard Architects’ other new River North high-rise, Superior 110.

Less than a mile away, the high-rise portion of Trio, which is located at 650 W Wayman St in the Fulton River District, also got a fresh coat of white paint on its northern face this week.

    The kinds of ho-hum retailers in Trio’s strip mall refute any notion that “quality” retailers aren’t occupying retail spaces in some of the city’s newer construction buildings with more traditional “urban” sidewalk-fronting spaces because of a lack of parking.

    Trio has a Schaumburg-like ocean of parking yet all it could snab is a nail salon & cleaners, the kind of drowsiness-inducing meat & potatoes you’ll see anyhow along Madison Ave, etc in the West Loop.

    I’m guessing they intended it that way. That area is not going to attract lots of fine restaurants and definitely no clothing stores. What the area lacks are basic amenities like the things provided in this strip mall and the Jewel.

    Ocean of parking? It’s barely enough for the Jewel let alone the 8k retail or so. Have you actually been there UP? Just sayin…

    Oh, I don’t like the white paint. Prefer exposed as this will show rusty water streaks by next summer.

    ^ Stokes, surely by now you know I’m not the kind of guy to ask that question. I”m not the type of person who believes that dense, urban environments require all that much parking for retailers at all.

    yep. same reason high-end boutique shops can’t make it in greenwich village. no parking. Chicago should have learned from New York’s mistake. (snark)

  • Chicagoans don’t behave quite like New Yorkers when it comes to cars.

    For starters, Chicagoans have cars and expect to use them.

    From my vantage point on the 18th floor of the “”clunker bunker” (the Grand Orleans) it looks like they are doing something with dirt on the Silver’s terrace(?). Over Memorial Day weekend there were rows and rows of plastic squares with dirt (and plants that look like weeds) laid out on the terrace. Are they intending to make it a green spot?

    That makes sense since we had previously seen them put down a rubber membrane on that portion of the building. BTW, the contractor should tell the employees not to leave the balcony doors to individual apartments open when they’re not there. They’ll wind up having to replace water damaged floors.

    No change to the roof this weekend, but for the first time there were lights on in the parking garage when we arrived on Friday night.

    we received a closing notice …. supposed to close in less than two weeks

    wow, only two weeks’ notice? how are you supposed to line up financing?

    we got the notice about a month ago … so at least they’re leaving a decent amount of time; still seems like it may be tough for them to have the building ready in two weeks (i.e. parking garage, lobby, etc.) though

    right. those common elements don’t normally need to be completed in order to close units.

    building’s looking great though. hopefully most of the contracted buyers will go through with their purchases.

    Mike, if you don’t mind me asking, what floor is your unit on? I walk by the Trio tower every day and have not noticed much progress. There are a lot of windows still missing and the building doesn’t look anywhere close to completion. I have been wondering what’s going on because the units are not advertised for sale anywhere, not even the Jameson Realty webiste.

    It’s all white now. Some of the residents are going to be very unhappy with the noise from the el. The green terrace is not finished yet.

    I’m on the 22nd floor of the Silver Tower and will be closing the last week of July.

    We had the walkthrough today…….while there’s still quite a bit of work happening around the common areas, the building looks great…..had a chance to see the 12th floor workout facility and the terrace. Overall, very excited about both the building and our unit.

    Unfortunately, that may be right……we received notice late yesterday that the closing has been delayed……we haven’t received a new closing date yet……

    yep, the unit is ready…my guess is that the common areas aren’t completed enough for occupancy….kind of frustrating, but i guess there’s not much we can do about it

    I’ll keep you guys posted as well. I’m on the 22nd floor and close the week of July 21st. Hopefully the common areas will be done by then.

  • Talked to the Silver Tower sales staff yesterday. Word is that there’s a “minor delay due to a few small items,” and that closings will begin next week.

    We’re supposed to get in to take a look around as soon as the tower’s cleared for occupancy, so we should have a good idea when everything’s ready to go. Jeremy and I will make sure to keep you up to date on what we’re hearing on our end.

    I’m told I will be receiving my letter “soon”. From what it sounds like, today is the first day of closings with temporary certificate of occupancy. If anyone has actually closed today, please let us know! My unit is on the 15th floor and was originally scheduled to close first week of July.

    i’m supposed to be on the 25th floor. i’ve never had any communication regarding my closing date. very unprofessional but par for the course it seems.

    I was wondering about that. I thought they were just furnishing model units, but good to hear people are actually moving in!

    Is there plans to paint the ugly concrete face on the north side of the building? I certainly hope so, it doesn’t look good with the clean lookin glass.

    I can see what appears to be one occupied unit on the first floor above the garage looking towards W.Grand. There doesn’t seem to be an urgency by the developer to complete the building. They’re not working on the weekends. It looks like lots of work needs to be done to finish the place off.

    OMG, I can’t believe I’m finally going to be moving into my unit I signed a contract on in 2006. I never thought this day would ever come. I feel like I might be dreaming actually that it’s actually only two weeks away.
