Touring the Bridgeport Condominiums

When I think of Bridgeport, I don’t exactly think of new construction. The blue-collar neighborhood is more likely to conjure up images of bungalows and old brick flats. But there is some new construction going on in one of the city’s oldest neighborhoods, developments like the Bridgeport Condominiums, a 67-unit project at the corner of 35th and Halsted streets.

I met Koenig & Strey agent Mark Doyle at the Bridgeport Condominiums this afternoon and went on an extensive tour of the five-story building, which was built back in 2007. One thing you’ll notice in this video is that each of the units’ layouts is different. Doyle pointed out that every home has varying types of woodwork, countertops and appliances, but every one has its own balcony.

More than 30 homes are still for sale in the development, with one-bedroom / one-baths priced from the $210s to $240s and two-bedroom / two-baths from the $290s to $370s.

Mega Group Development is offering free parking spaces to the next five buyers (a value of $25,000 each), as well as four different incentive plans worth an estimated value of $6,200. They include:

  • Two years of paid assessments
  • One year paid assessments as well as a free washer / dryer and window blinds
  • One year of paid assessments plus a free 42-inch flat screen TV, a $1,200 decorating credit at closing, and a 14-month membership to Evolution Fitness Center, located across the street from the development
  • An interest rate buy-down or closing cost credit

The development has qualified for FHA-backed financing, and has three units for sale through a City of Chicago affordable housing program. During the tail end of the video, Doyle explains the developer’s Community Hero Incentive plan, which gives $2,000 in closing discounts to Chicago police officers, school teachers, firefighters, and active military personnel.
