As if we needed more proof that just about anything with four walls and a roof is being sold with granite countertops and stainless-steel appliances these days, here’s a West Humboldt Park conversion where prices start at $85,900 and granite countertops and stainless-steel appliances come standard.
I discovered an ad for this building in the Houses & Homes section of the Trib, but this actually isn’t the first time that Yo has written about this 12-unit building at 4024 – 4026 W Division St. More than a year ago, Mark Dalton found a Craigslist ad for a two-bedroom condo in the same building that was priced in the $120s, which merited “deal of the day” honors back then. Now, that unit would probably be one of the most expensive in the building, because the Trib ad says prices for the studios and two-bedrooms range from the $80s to the $120s.
The MLS has listings for two two-bedroom / one-bath condos that are priced in the $210s and $220s, and I also found a listing for a two-bedroom / one-bath short sale priced at $85,000. Prudential Preferred Properties has the listings, and they’ve set up a page for the development on the Prudential Web site that lists gated and secured parking and new coin laundry machines among the building features.
